More apartments could be coming to Village area

Developer: Earlier projects a success

Another retail/residential building could be built in the city's Village area on Brookfield Road if the Common Council approves a recommendation made by the Plan Commission on Monday.

Rich Conley of Metropolitan Development, who has built two other mixed-use developments on North Brookfield Road, presented plans for his newest building - a two-story, 12-apartment complex with first-floor retail space - to the Plan Commission this week.

The 18,600-square-foot building, which would sit at the corner of Brookfield Road and Wilderness Way, would have five first-floor apartments, seven second-floor apartments and 2,500 square feet of retail space. The apartments would be a mix of one- and two-bedroom units, with monthly rents in the $850 to $950 range for the one-bedroom units and between $1,150 and $1,300 for the two-bedroom units.

Conley said the first-floor space could be used for a retailer or a restaurant, but he has not yet found a tenant for the site.

There would be 25 parking stalls below the building, with another seven behind the structure.

Conley said the style of the building would mirror elements of the recently completed Wirth Plaza development to the south.

Residential occupancy at the two other Metropolitan Development projects - Wirth Plaza and Brookfield Junction - is at 100 percent, Conley said.

"We've been very confident and happy with the success of the apartments (in the area)," he said.

Alderman Mark Nelson wondered whether Conley had heard any complaints from residents about the developments he has built in the Village area. Conley said he hasn't heard anything from the people who live in Metropolitan's buildings but said there is a "contingent of folks in the Village" who have been unhappy with the area's redevelopment.

Mayor Jeff Speaker said below-surface parking lots have been a topic of conversation in regards to the heavy rains the city has suffered the last two summers, but Conley said the new building is higher up on Brookfield Road and likely would not be as affected by flooding as other properties.
